Pioneer Araya: What You Actually Need to Know Before You Buy
A no-nonsense look at location, price, and paperwork before you sign anything
Sector 62, right on Golf Course Extension Road. Anyone who's driven that road knows the land isn't cheap and hasn't been for a long time. You're mostly paying for proximity here. Emaar Digital Greens is next door. Artemis and Medanta are near enough that a 2 AM clinic run doesn't bend into a nightmare. Huda City Centre Metro is 10 to 15 min away, and getting to the terminal takes about half an hour when deal operates.
Pricing at Pioneer Araya
This portion gets confusing fast, mostly because schedules from different years show very different information.
3 BHK (roughly 3,500-3,858 sq ft): around ₹5.6 Cr to ₹10.8 Cr
4 BHK (4,279-4,983 sq ft): about ₹10 Cr to ₹13 Cr
5 BHK (5,514 sq ft): ₹13 Cr and above
Townhouses (7,004 sq ft): close to ₹18 Cr
Penthouses (9,600-10,000 sq ft): ₹23-24 Cr
Big range, yes. Floor, view, and how old the listing is all play a part. Don't lock onto whatever number pops up first on Google. Ask for the current price sheet directly.
What's actually inside
A decent amenities list, not the exaggerated kind you see on every project's Instagram page these days. There's a clubhouse somewhere between 40,000 and 50,000 sq ft, depending on who you ask, plus an infinity pool, a kids' pool, a gym, a spa, and a squash court. Add landscaped gardens and round-the-clock security with card access. The whole point is you don't need to drive somewhere else just to unwind on a weekend.
The RERA situation
Here's where you need to slow down. Pioneer Araya is registered under Haryana RERA, that part checks out. But the exact registration number shifts depending on the listing site. One source says HRERA 660/2017/307. Another says Reg. No. 101 of 2017. Neither should be taken at face value. Ask the builder for the certificate tied to your specific tower and unit, then verify it yourself on the Haryana RERA website. Takes five minutes and it's worth every second.
Should you buy it?
Depends on your budget, honestly. If you want something move-in ready in a location that keeps getting more expensive, Pioneer Araya makes sense. If money's tight, skip it, there's nothing wrong with that either.
At True Asset Consultancy, we get asked the same three questions about Pioneer Araya almost every time: current pricing, which units are open, and whether the RERA actually checks out for that unit. Fair questions. Ask them before you sign anything.
Quick FAQs
Is Pioneer Araya ready to move in?
Yes, most units have been ready and occupied for a while now, so there's no waiting on construction.
What's the smallest unit size available?
The smallest 3 BHK starts around 3,500 sq ft, so nothing here is built for a small family looking to downsize.
Does Pioneer Araya have RERA approval?
Yes, it's registered under Haryana RERA, but always confirm the registration number for your specific tower before you pay anything.
