You search for ATS Grandstand, open a few sites, and nothing matches. The price is different on each one. Possession keeps moving too. I went through several portals to see what's what, and this guide only uses what they actually say. Where they clash, I've marked it.

Almost all of this is from listing portals. Area range, land size and flats per floor showed up on one site each, so check the brochure before you quote them.

Location in Simple Terms

The project is in Sector 99A, Gopalpur village, on the Dwarka Expressway side of Gurugram. Pincode 122505. One listing puts it about 150 metres from the expressway, but that page was last updated in 2020. So when you visit, measure it yourself or at least ask.

Where the Details Don't Match

  • Price: ₹77.36 lakh to ₹1.57 crore on one portal, while another says ₹85.25 lakh to ₹96.25 lakh

  • Possession: December 2023 on one site. March 2024 on another. A RERA summary says 30 November 2028

  • Developer name: ATS Group, ATS Homekraft, ATS Realworth Pvt Ltd. All three appear

Why? I'd guess old pages nobody updated, and two phases sold under one name. That's me guessing, though, not something I confirmed. Until the developer puts a number in writing, none of these are settled.

Phase 1 and Phase 2

Phase 1 has RERA number RERA-GRG-379-2019, with ATS Realworth Pvt Ltd as promoter. If you're close to booking, ask which phase your flat is in, and get the registration number for that phase. Don't take it over the phone.

Why bother? The promoter name and possession date can be different for each phase. What you read about phase 1 may not apply to your flat.

Check It Yourself

  1. Go to the HRERA Gurugram website.

  2. Search the registration number.

  3. Compare the promoter name and possession date with your agreement.

  4. Keep every payment receipt and demand letter.

Before You Visit the Site

  • Look at how much is built. Portals say under construction, which could mean a lot or a little

  • Ask for the floor plan of your own flat, since one portal says 2 apartments per floor

  • Get the full price in writing with all charges added
